water in tranny

Hi..was changing the tranny oil in my Landlord and the stuff I drained was white. The oil was still thick and slippery, but I know even a little water is a very bad thing. Any ideas on flushing it without tearing her apart? I was thinking of running say 40 or 50W until it got hot, change it again and keep running/changing until it is clear. Will the tranny ge warm enough for that to work? How low a viscosity can I go? Any other suggestions? Thanks in advance. --Jim
